Annual HOA Fees - Effective January 1, 2024
Annual fee invoices are mailed to the address provided by the property owner in October and verified with Cherokee County Tax Records.
*** Payments must be made before January 31 of the following year to avoid late fees. Please read your bill for more details. ***
*** The following lists the ANNUAL Fees EFFECTIVE January 1,2024: ***
Road and Infrastructure Maintenance: $750.00
Water Well Maintenance charge for property owners who have water connected to their lot: $450.00
New Construction Road Impact Fee (non-refundable): A one time fee due at the start of construction of a new home: $1,000.00
For the connection of the well water at your lot (excluding your installation costs) there is a connection fee of: $500.00

Remote Gate Openers
Click here to get information on remote gate openers. This can be used for the gate at the entrance of
Timberwood. Your personalized DIP Switch settings are available from the TMEPOA board.
*** The Keypad at the entrance is re-coded every January 1st and July 1st. The new codes for the first half of the year are included with your Annual Dues INVOICE and again on or about June 30th. ***
Water Storage by Home Owners
Important news concerning water storage.
Due to the limited quantity of instant water delivery the covenants & restrictions contain a paragraph indicating a requirement
for all NEW homes to provide and construct their own water storage and pressurization system. For existing homes NOT equipped with
their own water system the Board STRONLGY ADVISES to add a water storage and pressurization system.
